Totally off topic I know but as this list knows all ;-) has anyone seen
this before, is it dry rot, wet rot or an animal, if I know what then I
can see what I will need to treat it with.

I am pleased with the way the wood has cleaned up, see top right corner
of above picture, underneath all the carpets and muck I found a
reasonable wooden floor, which I have started to clean and its coming up
quite nice - horrible dusty job but someones got to do it.
