It has been crazy here.  Our small 1200 sq. ft. home on a 1/2 acre has 
more than doubled in value in less than 8 years.  There is no limit it 
seems for what wealthy city folk will pay for a bit of country heaven.

Good luck with down sizing. :) Getting rid of old unused possessions 
was and still is the most difficult thing for my wife and I to do.
